Property and Real Estate Lawyer in Kefalonia, Greece

Hand holding a set of house keys on a house shaped keyring inside a bright new home

Buying or selling a home in Greece means a contract in Greek, Greek tax steps and a deed signed before a notary. Evangelos Moshopoulos is a lawyer in Argostoli, Kefalonia, with an English law degree (LLB) and a Greek law degree. He acts for buyers and sellers of property in Kefalonia and explains every step in fluent English.

You do not have to live on the island to buy here. Clients in the UK and further abroad can complete the purchase remotely with a power of attorney, and our client testimonials describe purchases handled this way.

How we help property buyers

From the first look at a property to the day you collect the keys, we work for you and keep you informed in English.

  • Checks before you commitWe go through the title and the property information. If we find a problem, or something you need to resolve, we tell you and advise you on it before you go further.
  • Contracts you understandWe send you copies of the contract, the title details, the property information and the fixtures and fittings forms, and we explain what each one means for you.
  • NegotiationWe can assist you in the negotiations with the seller, so the terms you agree are clear before anything is signed.
  • Tax number and bank accountNon residents apply for a Greek tax number (AFM) online through myAADE, with an identity check by appointment or video call. We guide you through it, and clients have had our help setting up a Greek bank account.
  • Power of attorneyIf you cannot travel, you can give us a power of attorney at the Greek Consulate General in London or Manchester. We make the arrangements and prepare the draft with you.
  • Signing at the notaryThe purchase deed is signed before a notary. You can sign in person, or we sign for you under the power of attorney, so you only need to come for the keys.
  • RegistrationWe explain each step through to the registration of your deed at the Hellenic Cadastre, so you know where you stand at every stage.
  • After you buyOnce the home is yours, we can stay your adviser on the island for tax and legal matters, so you have someone local to call.

Selling a property in Kefalonia

If you are selling a home or an investment property in Kefalonia, we help you get to the completion date as quickly as possible. We give you sound advice on all matters in the transaction and answer the questions the buyer's side raises.

When the property came to you through an inheritance, we also deal with wills and inheritance matters related to property claims.

Why an independent, English speaking lawyer

The seller and the estate agent each have their own interests in the sale. A lawyer you appoint yourself acts only for you. Our independence is our difference.

Evangelos studied English law (LLB) as well as Greek law, and holds master's degrees from the University of Southampton and Queen Mary University. He has been a member of the Kefalonian Bar Association since 2004. You can read more in his lawyer profile.

Clients who bought from abroad mention his fluent English and his ongoing communication. Our office is at 27 Lithostroto in Argostoli, the capital of Kefalonia.

How we work with you

  1. Tell us about the property. Call us or send a message with the property, the area and your plans. We will tell you what we need from you.
  2. We explain the process. We set out the steps, the documents and the timing in plain English, including how to sign from the UK if you will not be in Greece.
  3. Checks and contract. We review the title and the property information and go through the contract with you before you commit.
  4. Signing and completion. You sign at the notary in person, or we sign for you with a power of attorney. We then explain the registration and what you need to do as an owner.

Questions about property lawyers in Greece

Do I need a property lawyer?

Whether a lawyer must attend the notary deed is a rule that has changed over the years, and we confirm the current position for your purchase. Either way, the contract and the title documents are in Greek. A lawyer you appoint yourself checks them, explains them in English and acts only for you, not for the seller or the agent.

How do I find a great lawyer?

Look for a lawyer who is a member of a Greek bar association, works for you alone and explains things clearly in your language. If you buy from abroad, ask how you will be kept updated, and read what past clients say. Evangelos Moshopoulos has been a member of the Kefalonian Bar Association since 2004.

What are lawyers called in Greece?

A lawyer in Greece is called a dikigoros (δικηγόρος). The notary, who prepares the purchase deed and signs it with the parties, is a separate professional called a symvolaiografos (συμβολαιογράφος). In a property purchase you deal with both, and your lawyer is the one who acts for you.

How to get a power of attorney in Greece?

From the UK, you sign it at the Greek Consulate General in London, or in Manchester if you live in northern England, Scotland or Northern Ireland. The draft is usually prepared by your Greek lawyer or notary and emailed to the consulate. If you do not fully understand Greek, an interpreter must attend and sign as well.

What does power of attorney mean for property?

It is a document that lets a person you choose act in your name. For a purchase in Greece it can let your lawyer sign the contract, deal with the bank and attend the notary deed for you. You decide what it covers. Clients have bought homes in Kefalonia this way and travelled only to collect the keys.

What is the real estate tax in Greece?

When you buy, transfer tax is 3% of the taxable value plus a 3% municipal surcharge on that tax, about 3.09% in total (Law 5219/2025). Some new builds are sold with VAT, which is suspended until 31/12/2026 when the developer applies. Once you own the property, ENFIA is charged every year on property owned on 1 January.

How much does a solicitor charge to arrange a power of attorney?

There are two costs. The Greek consulate charges its own fee, which depends on the number of pages. Your lawyer charges for preparing the draft, and that depends on what the power of attorney needs to cover. Contact us with your plans and ask for our fee.
